BREEAM – the first method for sustainable construction

BREEAM (BRЕ Environmental Assessment Method)is the leading and most broadly utilized method for measuring buildings’ impact onto environment. Worldwide there are more than 110 000 certified buildings and over half a million registered for the certification purposes. The British standard is being implemented all around the world and it could be utilized when assessing various building types nationally and internationally.

IZTOK PARKSIDE is BREEAM certified, since it is the leading and most broadly utilized method for measuring buildings’ impact onto environment. The basic criteria under the BREEAM standard are: energy, management, health and well-being of the inhabitants, transport, quality of the resources and materials being invested, environmental aspects amongst which it is worth mentioning waste, land and ecology, pollution.

Non-transit street

Pedestrian access to housing complex Iztok and “Tintyava” Str.

Dead-end, non-transit street that ensures comfort and tranquillity for the inhabitants during the day as well as during the night.

Thermal insulation

External building insulation of 12 cm mineral wool

12 cm external building insulation that ensures lower energy costs for the inhabitants. Glass panels with external four-season glass with high level of solar protection that reflects up to 70% of the solar heat during summer and achieves three times better thermal insulation compared to the ordinary glasses.

Elevator

Energy efficient elevators

Electric-mechanic elevators, without machine premise. The power consumption is up to 40-50% less than the one of standard elevators.

Eco façade

Hanging ventilated façade made of recycled materials – HPL panels

Novelty product with high elasticity and tensile strength, which ensure facades’ robustness against environmental impact and temperature fluctuations. The panels are covered with acrylic resin and ensure reliable and long-term water-tight surface and sustainability to ultraviolet rays, which preserves colour saturation. The utilized construction materials do not contain asbestos and other harmful chemicals in order to ensure long-term preservation of inhabitants’ health.

LED

LED illumination in order to minimize the electricity costs

The buildings have outdoor, parking, street and façade LED illumination. The solar panels and batteries onto the roof ensure free power supply for the public parts where motion sensors are installed in order to optimize the electricity costs.

Greenery

High tree plantation

Park environment without the opportunity for further construction around the project. High tree plantation that significantly exceeds the regulatory requirements. All trees inside the complex would not be lower than 4 meters and older than 3 years at the time of plantation.

Noise insulation

Noise insulation underneath the floor and in the walls

Noise insulation underneath the floor and walls based on acoustic research in order to ensure comfortable living environment.
